An Extra Bedroom is Hot Property

More than a quarter of Australians agree an extra bedroom is on the top of their property wish list, according to data collected by Realestate.com.au.

If they were given a choice, over 25 per cent of Aussie homeowners would add a room to their property, which is great news for those with multi-bedroom Carnegie real estate on the market.

"Firstly, one of the key determinants in the valuation of property is the number of bedrooms; the more bedrooms, the higher the value," Investment specialist Peter Koulizos told realestate.com.au on January 27.

"Secondly, purchasers of property are also willing to pay more for a bedroom."

Mr Koulizos attributes this buyer intention to an owner-occupiers desire to live in a bigger house on a bigger property as these are "two of the prized attributes of a property".

Additionally, Mr Koulizos highlighted the benefit for investors planning to rent their real estate in Carnegie.

"Tenants will pay more in rent for a property with a greater number of bedrooms as there is more space," he said.
