April Property Update

April marks a fresh start, if you work through the year quarter by quarter. It also means that Melbourne is well and truly focused on football!

The month of March was our best month for the year so far with a total of 19 homes being sold of which the majority were sold at auction I am very pleased to report our office clearance rate year to date is sitting at 87% and also an encouraging sign that the overall market auction clearance rate has remained above 60% buyers clearly have a reason to get involved at auction rather than take the approach of sitting back and seeing what happens.

I am frequently asked the question by sellers why should we appoint Ray White Carnegie to sell our home? Our sales team listed a total of 16 auctions in March which are scheduled for April and now the focus moves to May where we have a target to book 30 auctions for the month in an aim to satisfy buyer demand! Buyer inquiry continued to increase with well marketed and presented homes attracting as many as 20 plus buyers across two scheduled open home inspections. My sales team reported buyers to be returning to the market with confidence rather than their previous cautious approach. Auctioneer Francis Morello of our office conducted an excellent auction at 110/115 Neerim Road Glen Huntly a block of units that does not attract large buyer numbers however a crowd of over 50 attended resulting in Francis selling the apartment for $375,000 In another result sales agent Andris Crawford sold 20a Bowen Street Hughesdale an original brick home at auction for $772,000 this was $20,000 above the vendors reserve.

Property management in March was very strong considering we had leased 42 homes in February. Our rental team backed up with another great result of 23 properties being leased!
