Today, we’re focusing on a vital aspect of managing rental properties: ensuring that your property meets the minimum standards. These standards are designed to protect renters and ensure that all rental properties are safe, secure, and liveable. Let’s dive into what these standards are, when they apply, and what you need to do as a rental provider.

Step 1: Understanding Rental Minimum Standards
The minimum standards specify what requirements every rental property must meet. These include basic requirements for things like bathrooms, electrical safety, heating, kitchens, and structural soundness. As a rental provider, it’s your responsibility to make sure your property meets these standards on or before the day a renter moves in.

Step 2: When Do Minimum Standards Apply?
The minimum standards apply to rental agreements that started on or after 29 March 2021. They also apply to agreements that became periodic (month-to-month) on or after this date. This means if your rental property falls into these categories, you must ensure it meets all the minimum standards.

Step 3: When Do Minimum Standards Not Apply?
If your rental agreement became a periodic agreement before 29 March 2021, the minimum standards do not apply. However, it’s always a good idea to ensure your property is in good condition to maintain a positive relationship with your renters and avoid potential disputes.

Step 4: Renters’ Rights When Standards Aren’t Met
If a property doesn’t meet the minimum standards, renters have specific rights. They can request repairs, and if the rental provider fails to address these issues, renters can take further action to ensure the property is brought up to standard. It’s crucial to address any issues promptly to avoid complications and maintain a good rental relationship.

Step 5: The 14 Categories of Minimum Standards
Some of the rental minimum standards include (but aren’t limited to) provisions such as:

1. Structural Soundness: The property must be structurally sound, with no major defects.

2. Locks: All external doors and windows must be lockable.

3. Mould and Damp: The property must be free from mould and damp

4Ventilation: The property must have proper ventilation to ensure air quality.
