Hughesdale Property Market Continues to Attract Strong Buyer Interest

Hughesdale has emerged as one of Melbourne’s most sought-after residential suburbs, with recent property data highlighting strong price growth, healthy buyer demand, and a competitive housing market. Located just 14 kilometres south-east of Melbourne’s CBD, Hughesdale offers a desirable mix of lifestyle, convenience, and family-friendly amenities, making it increasingly attractive to both owner-occupiers and investors.

According to recent market data, the median house price in Hughesdale sits at approximately $1.67 million, representing annual growth of more than 15 per cent. Unit prices have also performed well, with a median value of around $732,000 and annual growth approaching 6 per cent. These figures demonstrate the suburb’s resilience and ongoing appeal despite broader market fluctuations.

One of the strongest indicators of market confidence is the level of buyer demand. Hughesdale currently attracts thousands of active buyers, with high enquiry levels and strong competition for quality properties. Houses are spending a median of just 27 days on the market, reflecting the suburb’s ability to generate quick sales when appropriately priced. Units are showing similar performance, with median selling times also sitting around 27 days.

The suburb’s popularity can be attributed to several factors. Hughesdale benefits from excellent public transport connections, proximity to major shopping destinations such as Chadstone Shopping Centre, and access to quality schools and recreational facilities. The combination of established homes, modern townhouses, and well-positioned apartments provides a diverse range of housing options for buyers at different stages of life.

Investors are also taking notice of Hughesdale’s rental market. Houses currently achieve a median rent of approximately $730 per week, while units command around $595 per week. Although house rental yields remain relatively modest at around 2.8 per cent, units offer stronger returns with yields close to 4.8 per cent. Rental demand remains steady, supported by the suburb’s location, transport links, and access to employment hubs across Melbourne’s south-eastern corridor.

The unit market has become particularly attractive for first-home buyers and investors seeking more affordable entry points. Two-bedroom units have experienced notable growth, while maintaining relatively strong rental returns compared with detached housing. This segment continues to attract interest from downsizers, young professionals, and investors looking for long-term capital growth potential.

Looking ahead, Hughesdale appears well positioned for continued growth. Limited housing supply, strong owner-occupier demand, and its highly desirable location within Melbourne’s established south-eastern suburbs continue to support property values. While future market conditions will depend on factors such as interest rates and broader economic trends, Hughesdale’s underlying fundamentals remain strong.
